There are 2 different ways in which I can come up with a reliable market value of a property.
My marketing strategies employ a trifold approach. First, I leverage United Country's fleshed out and proven marketing system, Second, I display your property through all the major home listing sites including the MLS, Thirdly, I run your listing through my own personal digital marketing system that I have built from the ground up to keep the maximum number of eyes on your property at all times.
I try to call all of my current clients and customers once a week to update them on how their listing is fairing and to answer any questions they may have from me. I believe that productive and earnest communication make a relationship flourish.
Make it purty! (haha) A common sense approach to the appearance of your property will make it very marketable. Some examples are: mow the yard, clean up the landscaping, pressure wash the exterior and concrete, organize the rooms, repair and repaint holes in drywall, declutter, straighten up the furnishing and furniture etc. (Never hide defects of the property that affect its value - that's fraud!)

As a realtor, I can only go so far into the legal side of contracts before i could be found guilty of the unlicensed practice of law. If it's something simple like including a clause in a contract that specifies a certain fixture is not included into a sale, then we're good to go! If its something beyond the scope of my duties, I will instruct you to consult a legal professional with experience real estate law.
Yes! Depending on where you are looking to move or where your listing is I can include information on your listing about the local school districts and any other amenities that buyers would normally consider before purchasing!
I prefer to take my time, ask a lot of questions, have others in my brokerage look over my work if i am unsure, and delicately parse through the finer details of complications that arise during a transaction, so as to resolve them in a timely manner, leaving no stone unturned.
I would say that I am both more dedicated to perfecting my craft, and I leverage the latest advances in digital marketing that my competitors do not have access to or are simply unaware of. I could go on, but I think that about sums it up.
